Construction begins on T3 Rino

New sustainable, timber office to be completed in 2023

(DENVER) – McCaffery, Ivanhoé Cambridge and Hines kick-off construction on T3 RiNo, which is being developed into a six-story, 238,726-square-foot T3 (Timber, Transit and Technology) office building, and will be one of the most environmentally friendly and sustainable developments in Denver.

Conveniently located one mile north of downtown, the River North Art District (RiNo) is home to Denver’s creative hub with artisans, painters, photographers, designers, filmmakers, architects and tech firms. RiNo combines the city’s most progressive exhibition spaces with its most dynamic live and workspaces.

“McCaffery is delighted to expand our expertise into the Denver market and the dynamic RiNo neighborhood with these exceptional partners,” added Dan McCaffery, CEO McCaffery Interests. “We look forward to working with the City of Denver on this and more projects in the future.”

“T3 RiNo will connect its community to the unifying effects of technology, to the warmth of timber, and to the accessibility of transit – helping our tenant partners propel their talent,” said Charlie Musgrave, Senior Director, Office Leasing at Ivanhoé Cambridge. “We celebrate this milestone with our partners in Denver’s most dynamic neighborhood, solidifying our commitment to enhancing the office experience through to an elevated suite of amenities and transforming built environment.”

Designed by Pickard Chilton Architects and DLR Group, T3 RiNo will feature a refined industrial, heavy-timber-structured design incorporating art to pay homage to both Denver’s historic brick and timber buildings and to the city’s vibrant and rapidly evolving art district. Designed for collaboration and work/life balance, T3 RiNo will offer an exceptional complement of amenities including common, hospitality-driven social areas; large, outdoor private tenant terraces on each floor; a modern fitness facility and bicycle facility; advanced air filtration at the building to meet industry wellness standards; 17,000 square feet of retail space and unparalleled accessibility with a connection to the RTD commuter rail system—which serves Denver International Airport and Denver’s Union Station Transit Hub.

“Hines is thrilled to bring the T3 brand to Denver,” said Alexandra Morton, Project Manager at Hines. “T3 RiNo will create an undeniably unique experience for its users. Its thoughtfully crafted and timeless design represents the perfect intersection of a refined industrial feel with state-of-the-art amenities and building systems that employees flock to in today’s market.”

T3 RiNo is expected to be completed in Fall of 2023. For more information, visit http://www.t3rino.com/.
